Getting a mortgage pre-approval is the first step towards turning your homeownership dreams into
reality.
Speaking with a mortgage broker or agent at your preferred bank is key to determining not only how
much you can afford, but also confirming details like your ideal monthly payment, down payment
requirements, possible rebates and calculating closing costs.

lifestyle and what you need from your space to make things flow for you. Once we’ve gone through
your
must-haves, nice-to-haves and not-for-me’s we can chat about the process and I’ll fill you in on

3. Shop For Your Future Home
Now, the fun begins: shopping for your new home! I’ll keep you up to speed as soon as a listing that meets your criteria hits the market. If any off-market opportunities arise, I'll make sure to give you the inside scoop. You'll be the first to know about exclusive listings and hidden gems. As soon as you see something you like, we’ll schedule a private showing.
4. You’ve Found the One!
Once you’ve found the home that checks your boxes and gives you the feels, we’ll get an offer together; taking into consideration things like price, preferred closing dates and any additional conditions you may want to include. While the market can be competitive at times, it’s my job to ensure your best interests are always at the heart of it all.
5. Offer Accepted
Once you have a firm deal (meaning all conditions, if any, were met) you can start planning your move!
This is when you finalize things with your bank or broker for your mortgage and retain a real estate
lawyer. Between offer acceptance and closing day, most buyers will have a couple of visits to bring
through family, measure for furniture or anticipated renovations. I always recommend clients go through
the house or condo on their final visit to test all appliances and make sure all is working as it should.
6. Closing
Congratulations! Closing day is when your new home officially becomes yours. Once the property title
has officially been transferred you will get the keys and can start making it your own. It’s time to
celebrate the start of your new chapter!
